Hello. I had an offer with privisos accepted on a flat. One of which was remedial works to be done before I moved in. These werent done, nor raised to me that they werent done. Only now are they being looked - it appears there is +++ damp damage. 3 industrial dehumidifiers were put in without prior notice, one wall was an not a recent leak (Landlord had been informed by his previous tenants of the repair work but he never acted on it). Should they have been transparent with the works needed? The flat was also not professionally cleaned & items which were to be removed remain. Neither the landlord nor agent has visited the property. I have asked for evidence of repair works as it appears there is lack of maintenance in the block. They have refused. (brief synopsis).

This appears on the face of to be a breach of the repair covenants of your lease. The landlord it also bound by terms implied by s.11 of the Landlord and Tenant Act 1985 and the legislation governing whether a dwelling is fit for human habitation (in respect of the damp). You would need to provide us with a copy of the tenancy agreements.
