Hi, I signed a 36 month contract on a 2-bedroom flat just before COVID. The contract has a one year break clause however because the contract is a joint contract with the second tenant it states that the other tenant must sign a new 36 month contract upon me finding a new flatmate to take my room. I lost my job as a result of COVID and cannot afford to live in this flat but at the same time my flatmate refuses to sign a new 36 month contract if I leave. Can I legally enact my break clause with a new tenant taking over my contract instead of having to sign a new one? In my previous flat the landlord accepted this without issue however this new flat is managed by Knight Frank and I want to understand my rights before approaching them with the same request. Can you please help?
